An aging retail site in Quebec found an entirely different second life. At Galeries Aylmer in Gatineau, the former Canadian Tire location was redeveloped as part of a project that included L\u2019Initial, a residential community for retirees. Early plans called for roughly 330 residential units along with new retail development at the site.<\/p>\n

One of the project’s most unusual features is its direct connection to Galeries Aylmer. Instead of requiring residents to drive somewhere for every errand, the residence connects directly with a shopping centre containing stores, restaurants, caf\u00e9s and services. Reporting during development also highlighted amenities such as a supermarket, pharmacy and health clinic within the surrounding retail complex.<\/p>\n

The residence, called L\u2019Initial, opened in 2019. Le Groupe Maurice currently describes it as an eight-storey retirement residence with 295 apartments and 24 care units. Its integration with Galeries Aylmer remains one of the property’s defining features, combining senior housing with an established commercial area rather than separating residents from everyday destinations.<\/p>\n

The Quebec project also illustrates a broader redevelopment idea discussed by the retail-property industry: underused shopping centres and former anchor-store sites can sometimes accommodate housing alongside stores and services. That does not mean every declining mall can easily become senior housing\u2014zoning, construction costs and building design all matter\u2014but L\u2019Initial provides a real-world example of how former retail property can be given a very different purpose.<\/p>\n","protected":false},"excerpt":{"rendered":"
